Pros & Cons of Listing Your Home In The Winter Months.

 

Pros 

Competition- Inventory and competition is approx. 37% lower during winter months.

Sold- Buyers are more willing to close on a home faster.

Demand- There may be an increase in demand by 20% or more.

Mortgage Rates- rates could be in favour of the buyers.

Opportunity- Good time to show off energy efficient appliances. Festive staging cab create a positive feeling in a home. 

Cons

Mental Block- There can be a negative stigma about listing a property in the winter.

Price & Reduction- Sellers are more likely to have to reduce their asking price. 

Day & Time- Shorter days will create less opportunities to view a home. Bad weather = outdoor landscaping is less visually appealing. 

Holiday Spending- Large amount of spending on holiday items. People are extra concerning about saving $$$$$$$$$$$$$$$.

Down Payment- Approx. 28% of people want to wait to buy until spring to utilize their tax return.
